Rebuild cost, not market value. Your coverage should track what a builder would charge to put the house back, which has little to do with what a buyer would pay for it.
Roof age is doing more work than you think. Many carriers price heavily on it, and some limit coverage past a certain age. A roof that crossed a threshold can move your premium without you touching anything.
You are not bundling. If your home and auto sit with different carriers, you are very likely leaving the single largest available discount unused.
When it is worth checking
- You have not re-quoted since you bought the home
- You replaced the roof, or the roof is over ten years old
- You renovated, extended, or finished a basement
- Your home and auto policies are with different carriers
- You have had no claims in five years and have never been re-rated for it
You may check and find your cover is right. That is a good outcome too. The bad outcome is finding out after a loss.
